3 Ways to Prepare for Your Room Addition Projects in Denver

October 5, 2016

If you are considering or have decided to update your home, congratulations! Taking on a room addition projects can seem like a whirlwind but an exciting time. In the upcoming weeks before the start of construction of the renovation, there are ways you can prepare. This will ensure valuables are kept safe, the renovation area is separated from children or animals and your room addition project goes smoothly.

1. Budget:

Prior to kicking off adding on a room of a home, consider all costs. In US News’ article 4 Questions to Consider Before Adding Onto Your Home, prices vary depending on the room you are adding. Bedrooms and bathroom can range from $25,000 to $50,000 and they explain large rooms are sometimes up to $100,000. While you have already begun to make budgets for a remodel, it is important to work with the company to learn about all costs and make sure to have a contingency budget for any unexpected surprises. Depending on the age of your home, you could be looking at costly fixes to ensure the safety of your home. When looking at financing your room additions, there are many options such as home equity loans or other loans you can get to help you accomplish your goals.

2. Clean, Store and Lock:

As you prepare to add on a new room, you will need to clear the area and surrounding  areas of the construction site. First, give the entire area a thorough cleaning. This includes dusting, washing and wiping down surfaces. Second, pack up items, valuables and furniture just as you would during the typical moving process and store them in a safe location. Be sure all items are properly labeled or are in clear storage containers so you know what each box containers when putting the new space together. Last, block off the soon-to-be construction zone from children or animals. Whether it is purchasing a small gate or somehow blocking off the area, this will ensure everyone’s safety.

3. Have an HOA? Make Sure Your Project is Cleared:

If you will be changing the exterior of your home in some form or fashion and live in an area with a homeowner’s association (HOA), you will need to have permission. In some cases, interior changes may also need approval. Read through all of your HOA paperwork and be in touch with the board on your upcoming renovations—before they start. This way you will ensure your plan will finish on time and you will not have to pay any fines or penalties from violating an agreement.
